Studio design/construction, help!

Hello, i´m planning on renting this space with some friends, i would build my studio inside this space, as you can see in the full space drawing, i would take the upper space in the drawing to build the C.room and T.room. One of my biggest concern is proper isolation, i work mostly with electronic music and hip hop projects, and i would like to be able to work with low freqs with not so much problems. It is a half-basement, floor is about 1,5 meters down the street floor, ceilings are 3,20 Meters, and there are neighbours upstairs. The other concern is budget, so before renting i would like to have an idea of cost of materials and building, i would love to have an acoustician taking care of design, but first i would need to know possibilities and an idea of costs, before going to rent, i don´t want to go for it and then discover i can´t afford it.
On the images you can find the full space drawing, the detail of the studio area, and a first thought about the inside geometry of the control room. I did the drawing by hand in the old fashioned way (and not so good), i don´t know about software to do that, i would appreciate some input also about that.
I would love to have some help about building materials, costs and design, if i´m not asking too much

as a general rule, a pro studio will be at least as costly as a high end home in your area - e.g. if the cost is €2500/m2 then 100m2 will be at least €250000. you can probably deduce this from real estate ads and their price/m2. depending on the building structure you may have some serious isolation work needed to preserve the peace with the neighbors.

Well, being roughly 46,26 SQ meters, and the high end price being actually 2500 in Madrid as you pointed out (did you check that?) that would be 115.650 Eur. That sounds crazy expensive to me for building a 46 sq m studio. I don´t need something absolutelly high end, i just need to be able to work there without bothering the neighbours too much. I would love to have some thoughts about room dimensions, ratios and design, and some more thoughts about costs. For example would i be able to install simple ductless mini split ventilation instead of a big Hvac system?

no i didn't check, just a guess... keep in mind the cost is the labor and construction management overhead etc. so if you look at this purely from a materials cost it's probably 50% of that. depending on how much isolation you actually need, it could change the cost equation. for example, if you have to float your floors, it could get costly and probably not something you want to invest in for a short term lease. if you could get some acoustics testing done to assess the existing isolation then it could help you determine if you want to proceed. it looks like a decent sized space with a good ceiling height.

the mini split system could work but you need to consider that you still need air exchange in all of the rooms so with the tall ceiling height, it might be simpler to have the ducting and isolation boxes overhead.

ok heh

the acoustic measurements are the actual measurements of the space to determine how much isolation you will actually need. if the floor is a separate slab you may be in pretty good shape. if its attached as part the overall structure then you may have a lot more decoupling work. in which case since your budget is probably on the lower side of things, consider "floating" the walls and a poor person's ("guerrilla"?) floating floor to decouple as much as possible. for additional savings, you might consider just doing one studio at a time and see how it works in terms of your business and the approach.
