Ok guys here's the deal...
I got an offer to move south, something I've been trying to do for years, but the biz kept me here.
Actually really I dig it here, but I think I've finally had it with the winters in the North East.
So I'm posting this here to kinda judge the waters before I make any final decision one way or the other.

Complete Studio build out for sale NEW PRICE $20,000.
Upstate NY Recording facility, is offering it's 4000 + square foot Studio buildout with attached housing for sale.
Property is not for sale, just the buildout, and transfer of lease.

Located approx 90 miles out of Manhattan, an easy drive up the Taconic Parkway, or a 2 hour Metro North train ride from the city.
Located 1 mile from a bucolic little Village with access to great restaurants, wineries, shops, equestrian events, and the hudson river.

This sale encompasses the 2 studios buildout, the attached band house, with mastering room, office, storage room, as well as the private parking lot with room for over 15 cars.
Offered is:
- Control room A, (23 x 19) all rough sawn pine, internal wiring, carpets, draping, lights, treatments, and furniture.
(equipment racks are NOT included, but can be!)
- Studio A, (35 x 23) all cedar with pine ceiling and floor, has 2 Iso booths, all internal wiring, carpets, lamps, furniture, gobos, etc.
- Studio B, (24 x 14) with 1 booth (9 x 14) all rough sawn pine, all internal wiring, carpets, leather couch, lights, room treatments, and draping..
- Studio office, with printer, phones, answering machine, 2 desks, 2 storage cabinets, 1 file cabinet. Wifi antenna for the entire building.
- Storage room, in between Studio A and B for easy access to gear.
- Attached 1400 square foot Studio Band House with...
Separate entrance for the band, as well as sliding glass doors to enter studio without having to leave the premises.
-Band house has:
3 bedrooms, each with 2 beds, clothes closet, dresser, and night table as well as a separate thermostat for that rooms heat.
1 bath with shower, and closet. Separate heat.
A large living room, with full kitchen.
All couches, carpets, rugs, TV, stereo, DVD, furniture, and all amenities are included.
Kitchen includes, plates dishes, pots, pans, silverware, washer / dryer, refrigerator, stove, sink, coffee machine, toaster oven, microwave, dishwasher, counter top, with storage, and cabinets.
- Also within the Band House is a complete mastering room. included are chairs, couch, carpet, lights, and extensive room treatments.

-Last but not least, a complete British style pub!
With a custom made 3 keg cooler, 2 refrigerators, TV, Stereo, Jaeger cooler, neon signs, 6 bar stools, and shelf stock for hundreds of bottles of beer, wine, etc...
Extra stuff included, is a refrigerator in lounge, coffee machine, espresso machine, soda machine, cabinets, & all coat racks, tables, chairs.
Other notable info
New Oil burner installed last year for the forced hot air heating system.
We are on town water, and have our own septic that was completely redone 3 years ago!
Price is negotiable, as is the new lease, and a few of the larger items can be purchased as part of the deal if need be.

The place is literally turnkey, with or without my gear.
Have a 25 year history here, with a great clientele and reputation.
It's a wonderful place to live and work. And quite honestly I love it here. The small town is an amazing place, and the relaxed vibe here lends itself perfectly for the creation of music. No distractions, clean air, no crime, no traffic...
It's a beautiful thing!

That being said, I figured, I'd list it here before I dismantle everything. The wood and wiring and room treatments alone is worth a small fortune!

Paul! i can't believe you're selling! when i was up there a few weeks ago, you looked very comfortable in every sense.

i didn't get the full tour, but i can tell you it's a relaxed & homey vintage analog heaven! the pub alone would be worth the price of admission!

good luck with the sale. anyone looking for that (elusive) balance of quiet isolation with the city not too far away should check it out.

As I said I love Millbrook, but the winters in the North East suck.
I was born here, in NY, and I've hated the cold since I was a child!

I think it's time!

But ya never know, that's why I posted here to see what kind of response I get?
I figured I'd start now, which gives me plenty of time to make a decision before the cold returns.

Price lowered to $30,000 on the complete 2 studio buildout & house.
This place s perfect for a producer who wants to live next to the studio, and or a small INIDE type label, with 2 rooms and housing for $3k a month.
Can't touch it just about anywhere.
TURNKEY OPERATION.
With NO limits on hours of operation!

Also open to accepting offers for the build out with or without furnishings, and possibly with some of the larger pieces of gear.
Console, speakers, plate, tape decks, Hammond, etc.

Getting close to moving time later this summer.
Don't really want to dismantle the rooms one piece at a time.

Man, that sounds amazing! I wish I could afford it but I'm graduating in 2 weeks and then the loans start piling up... I'm just gonna move my rig to NYC and get busy.

Been a wonderful run here, trust me I love Millbrook...
But I do believe for me, It's time to move on.

I hate the cold in the northeast.
Plus I've got my little portable rig now complete, and I wanna hit the road an record acts in different locations throughout the country.
Doesn't make any sense to keep the joint if I'm not even gonna be around to use it...

That's why I'm offering it up here to any fellow slut~!

Any place can get boring?
I've been in NY for 54 years...
And loved every minutes, EXCEPT for the winter!
I hate the winter, period.
Really love where I am, but the winters just ain't for me.
Finally had it.

Need a change!
