looking to DIY a live mic pre with insert and balanced out

I'm looking to buy or build a small mic pre for live use. it does not need phantom power or pad. it will be used on vocals. it does need a send/return loop or an insert jack. the customer wants to run a guitar pedal in the loop. on the outputs it would be nice to have a balanced xlr out and an unbalanced 1/4 out. I can DIY the dry wet control and the bypass footswitch. I just need a schematic for a simple mic pre, maybe TL072 based. and any info on how to get balanced out and buffer it so it doesnt load the 1/4 unbalanced out too much.
