Live/Work London Studio for Sale
For sale is my lovely home and lovingly created studio, currently operating as The Limehouse. The price is £1.165m which includes the soundproofing, acoustic treatment, wiring, balanced power mains scheme and soffit mounted main monitors/subs. I will consider offers for the name/website/phone number and equipment separately.
The premises occupies 3 floors (around 1850 sq ft) of the Limehouse Cut factory conversion (Spratts Patent buildings) which has lots of exposed brickwork and other character features. The whole apartment, control room and live room directly overlook the Limehouse Cut canal (natural daylight all round). The studio has its own entrance, toilet and sink, and so can operate completely independently of the living accomodation.
The studio was originally designed by Recording Architecture, and I have further enhanced the acoustics by much measurement, experimentation and manufacture of custom tuned membrane bass traps etc. The main monitors are Quested VS3208s with dual VS1112 subs - a 4-way active system in all. Soundproofing is such that even the loudest drummers can only barely be heard in the apartment above (TV easily covers it), and most of the studio's activities are completely inaudible - no complaints whatsoever from neighbours in over 5 years of operation.
The live room has a proper floating floor and has seen similar efforts made in its acoustic treatment, and also features a vocal booth whose doors fold right back to the walls enabling the full space to be used if desired, and an amp chamber.
A machine room area keeps all gear with fans out of both control room and live room. Very low noise aircon is installed in all areas as well as ducted fresh air.
The living accomodation consists of:
Open plan living/kitchen/dining area occupying one whole floor (almost 700 sq ft), with a spiral staircase leading upstairs. The kitchen features all Bosch built-in appliances and solid granite worsurfaces etc.
Balcony overlooking the canal, and separate decking area to the rear for barbeques etc.
Bathroom with separate shower.
3 double bedrooms, one with additional en-suite shower room and dressing area.
The whole thing is done to a very high standard, nice lighting, natural fibre carpets, wood floor, fully tiled natural slate bathrooms etc.

Studio share available in North London, Wood Green to be more precise.
Take a look at the studio website so you can get a feel for the place and see the gear we have in there.
- The days/times available are three days a week between Monday to Friday 9am (or as early as you like) to around 7pm.
- The calendar month rent is £400 for the 3 days
- If you would like fewer than 3 days, that's fine. Just let us know how many days per week you'd like and we can work out a price.
- The arrangement is flexible. For example, days at the weekend will often be available. We use a shared online calendar (Google) so it is pretty easy to see what's available.
- The one limitation we have is that live drums (apart from perhaps very laid back jazz) are not currently an option during the week. An electronic kit would be fine of course, and we can talk about moving one in permanently if this was required, and if we have weekend days free and you need to do live drums then we would be happy to swap days.
- We are happy to share our stuff and there is room for a bit more stuff. We wouldn't mind if you didn't want us to use your gear.
- There is a live room and a control room, both roughly the same size, about 220 square feet each.
- Location is good: close to wood green tube (picadilly line), shops and pubs. Parking is included.

If you are reading this, you are really in luck. This deal makes no real sense but you've caught me at a time in my life where making a change takes precedent over anything else.
