Thread Starter | Buliding writing rooms/ studios to rent out in london
I'm considering moving to a new building in the shoreditch area of london to build myself a new recording studio. The building has a large basement area with around a ten foot ceiling. Not quite enough height for an ideal situation but manageable. I would build a large live room, a decent sized control room and another writing room adjoining the live room. There is a very large ground floor area with bathroom and kitchen and enough height to put in a mezzanine floor and effectively double the floor area. My original idea was to build living spaces on the ground floor and rent out bedrooms to subsidise the cost of the building. It turns out it might be a work only property and that it would be against the law to have people living there so my next thought was to build small recording or writing rooms to rent out. is there a demand for this kind of thing? I know there is great demand for residential property in london but do you think i would be able to rent out recording studios or AV suites? Any thoughts would be interesting. thanks jack

I'm in West London and available programming rooms are hard to find around these parts (plenty but all occupied!). I don't know if that's the case where you are. I would suggest that you're starting a business so you should check out your competition. Try and find all the programming rooms in east london and what they're charging!

I think there would be demand for this, particularly in Shoreditch; given the large amount of artists (In various media) that live in the area.

Definitely a demand for it - just about every producer or engineer of note has a room, or a share of one (and many others not of note, myself included!). Spill/soundproofing being the major problem...but if you can manage that, it can be very profitable. |

Very interesting, i need to work out what would be a reasonable rate and what sort of facilities would be necessary. I guess for a writing room you wouldn't need a huge amount of space. How about access to live room faciilties? Any names for places that might be currently doing this sort of thing would be good. Cheers Jack |

Dude. I'm just finishing to set up my home studio which happened to have a great equipment for mixing/overdubbing . I got into a conclusion that I'll have to move pretty soon to a facility like that as my bedroom is not soundproofed.I'm really willing to move my equipment but would have to be reasonably cheap. Please send pm me and we can discuss something, ok? Cheers!
