Opinion - UK Garage Convert/Studio build - Prices

Hi there,
I'm interested in your opinions on prices for a convert. I'm in the UK and have a double brick built garage (which has elec power already in) which I'm to convert to a home studio (7mtrs*6mtrs 42sqmt). Builders being builders, I'm keen to know what sort of ballpark figure I should expect.
The spec is roughly based on Mike Shea's Small Budget Rec Studio & M. Talbot-Smiths handbook (for starters):

- 5cm floor (non float): concrete base already, floor TnG or chip with laminate floor finish.
- Stud inner skin 75mm frame, 2*12mm plasterboard with quilt
- central divide/sub walls *2 to create control room, live room, small soundbooth, kitchenette area and toilet closet.
- glass double glazed patio door (reclaimed 2nd user)
- Brick front replaces old steel door with single entry door and double window.
- sound proofing with isover type mineral wool.
- general cosmetics, decor.


Any help/opinions welcome 'specially from similar UK people.
