looking for a new studio space: checklist?

We are looking looking for a new studio / rehearsal room.
In the next couple of months we'll be viewing some places in business areas in town. So we are making a checklist for our visits.

What would you check before you sign a contract for a new space?

- size ok? (aucoustics, storage)
- electricity ok?
- burglar proof
- contract: extra costs? ( electricity bills, insurance etc.)
- humidity
- bathroom / kitchen facilities..
- neighbours (potential for noise complaints?)
- future building plans in neighbourhood
- ...?

Agree with Buel I saw a great space it was a photographic studio with huge ceilings and huge skylights no neighbours the write price it was perfect but no parking so had to let it go. Anything else is fixable within budget of course but if you can't park or your not on the ground floor and there's no loading lift forget it.

Don't know what (or if there are any) zoning laws are in Amsterdam, but i would definitely check before inking any paper.
Would be crappy to lease a space, then later find out you can't use it for the intended purpose.
