Building suite of practice rooms in warehouse

Hi everyone,

I'm looking to build a suite of practise rooms within a brick warehouse as a co-op for professional musicians (to allow us to work away from home). These rooms would be occupied by single musicians, practicing anything from vocals to saxophone, to drumkit - but band rehearsals wouldn't happen here.

I'm asking for advice about cost of room building/soundproofing, and methods.

Rooms/dividers need to be RELATIVELY soundproof, but NOT completely isolated. Does anyone have any idea of what methods might theoretically suit this? I'm hoping the lack of need to utterly isolate might take some mass (cost) out of the equation.

I've been reading Rod Gervais's book 'Build it like the pros' - but seeing as I'm a full time musician, not engineer, this is looking pretty above me. I think I will need to apply for arts funding and contract engineer colleagues to do the smarts.


I could probably do it if the cost were around 10k (Australian $/USD). Is this unrealistic? I can do a lot of legwork scrounging secondhand lumber and gyprock, doors, venting and air systems etc, if that would impact cost.

Details: the warehouse would be about 100m2, divided into about 8 small sealed (12m2 or so) rooms, double brick around the warehouse perimiter.

Just a comment from personal experience: don't count in it. I rent just such a room but now our band rehearsal is held there every other week.

thanks for the tip - perhaps a good idea to prepare for everything people would want to use it for, instead of trying to save a cent or two!

Anyone one else got ANY tips?
