A industrial business unit for a studio? still needs conversion etc! help!!!!

hey there,

me and two friends, (all wanting to be in the music business.... eventually) have decided to look at renting a space to create a studio with. We live in the U.K, more specifically we live in the heart of cheshire! wahay!!! We have all been studying and involved in the music industry for around 6 or so years each. so we know bits about sound proofing etc! we are looking at just a nice sounding control room and a fairly decent sized live room, as we only have approximately 300 sqft of room to play with we are limited to space (and time for that matter!). we are also looking at renting the live room out for band practices etc as an extra money maker so we will need it to be majorly soundproofed due to the other surrounding business' in the buildiing. the good thing with the room we are looking at is that it is the only unit with four solid brick walls, as posed to at least 1 temp plasterboard wall (pile of shite if ya ask me!) there is few problems that we can see with the room. firstly it has a large bay-like window at the end of the room (ideally where we have the control room sectioned off) and there is also a door on one side of the room into the next unit. we have been told, if it all goes to plan, we are allowed to block off this door (so not a major problem). finally the last problem we feel the room will give us , is the fact of it has a a high ceiling. if anyone has any feedback into how to get the best out of this facility or just where we should start on construction etc (as i am the least handiest handy man ever!!!) please let me know! i will put up pictures etc of any dimensions and photos asap when i receive them!

thanks all!!

Are you trying to sound proof it or treat the room? Also a layout would be helpful.

both, as i mentioned briefly, we need to try and stop as much of the sound escaping the room due to the neighbors in the building. we don't want to be thrown out due to complaint as you can understand. i will get a layout asap, i will hopefully be going back to the room to finalise with the landlord some time this week so i will get full dimensions and pictures when this happens. the main problem we have is that we have no idea where to get the resources to create partitions for the rooms. as at the moment it is just one large empty space.
