I need to rent space for small studio, should I look for industrial or office spaces?

I'm saving to buy my own studio space but its going to take a couple more years so I need to rent an office or industrial space.

I'm in Southern California and I've found a few places in Los Angeles, but I'm located in the Temecula/Murrieta/Lake Elsinore areas (Inland Empire). I'm not sure what to look for, any suggestions on where should I look for other than craigslist? AND what should I look for?

Thanks a lot, I only have until the end of this month to do this.
