studio space help

Greetings from Nashville, TN. I didn't exactly see where to post something like this so here it is. I've been using my current space for the past 3 years but it's time to move out. Another engineer has come onboard and we are now trying to find a studio or space that would work for a studio around the nashville area. With both of us having day jobs and not too much cash, our budget is at a maximum of $1300 a month. I know that buying a house would be a good move but it's something I want to a few years down the line. I didn't really want to move from the space I'm in now but I don't have a choice. We'll be doing mostly rock and roll so a place suitable for a big drum sound is what we need. I don't know how many of you are from the Nashville area but any help would be much appreciated.

There will be no building out which is why something already built out would be much better. I have access to all the free rockwool I want but no extra money at this time for any real buildout. We're just going to have to do what we can with what we are given. Obviously this makes a location more specific since if it isn't built out then we have to be able to make some noise and not have cops over for dinner. It's a needle in a haystack really.
