NYC Recording Studios For Sale?

Anyone know of any studios for sale in NYC? Or best place to look for listings?

Are you looking to buy the studio business, or the enclosing building & property as well?

A friend brokers NYC real estate, but you'll need to be a tad more specific.

Well, it would depend on the situation and specifics, but the ideal would be to buy the property and studio business. That being said, I would be open to hearing about studios for sale that were in a long term leases.

Some good deals on property can be had now since the real estate market is cooling. I would purchase a Brownstone if you can afford in Harlem and convert some of the space to record.

In NYC a studio that owns the property?

Impossible.

Its the reason most of them close.

Maybe if you look upstate like Woodstock or Rochester.

I think the reason that most NYC studios are closing is because their long term leases are up and the rates got jacked into the sky.

Keep in mind there is no rent control for NYC commercial space. The $4,000 a month lease for a studio (that was only going up 3 or 4% a year on contract) is now $10,000+ a month. That is why the hit factory went out, and the same for Sony. Of course, they were paying a lot more than $4K prior to the lease being renewed.

NYC and big studios are not seeing eye to eye these days - probably won't ever again.

That's not why the Hit Factory closed. I'm pretty sure they onwed the buidling, but your point is still valid.

Sony also owned but with 150 employees, they were losing money. Cashing in on a property now worth $40million (give or take) made more sense to a company losing money on record sales.

Not that I'm discouraging you, but you understand that owning a studio in NYC is pretty much a labor of love at this point?

That being said, why don't you call Walter Sear and see if he has a price. Just promise NOT to mess with any of that vintage gear!
