Matthew, you can find commercial warehouse space just about anywhere, in every major city, and just about any medium size city too.

The key factors to consider are:

1. Is the location in general a good business location to create a studio?

2. What are the neighbors like to all sides adjacent to your unit if you're in a multi-unti building. A loud machine shop next door with all kinds of crazy power equipment might cause some hesitation. On the flipside, if there ever is any noise that leaks from your unit will it effect anyone on the adjacent sides. Make sure in your lease you make it say specifically that you be using the space as a recording studio, that way there's no way later the landlord can claim he didn't know there would be making any noise.

3. Does the unit already have HVAC installed that is ready to be tapped for routing to your various rooms, and is it of a capacity suitable for the cubic footage of the rooms you plan to build. If there is no HVAC, find out exactly what it would cost to put into your space and that it is doable from a logistical as well as landloard perspective.

4. Does the warehouse have adequate power running into it already to power anything and everything you wish to bring in, and is it possible to run a separate power line that is earth grounded to separate your audio equipment from your lighting, etc.

5. Does the unit have plumbing that you can create a bathroom and/or kitchen area from? If not can this be easily put into the unit. Sometimes it's not easy to simply 'install' plumbing depending on where the master drainage pipe(s) are for your unit.

If you can get past all that the only remaining question is do you have a floorplan and the time/funds to complete it expeditiously? You'll likely be paying rent from day one, so the faster you get it up the faster you're making money. In this case Seti's got the studio going up in record time it looks like!

Metal framing goes up really fast. Unlike wood, it's easy to assemble and takes minimal effort. Instead of cutting it with a saw set up outside, you use tin snips, and you drill it together with screws, not hand hammered. Plus it's light weight, so you don't wear yourself down hauling wood all over the place. It's quite amazing really. Ever see how fast office buildings go up? Same thing.

Plus, I'm sure this guy's got the best workers around :)

Hmmm, I guess that's true. I guess I was comparing it to how long it would take if I was personally doing it, as my expertise is definitely not in the construction arts.

I'm checking back to see some of the questions and I will try to answer them all soon.

Got some new cool pics coming!

My designer just left a couple days ago, already planning to come back next month for the next serious phase. Twelve days of solid work so far, we are all amazed at how smooth everything went and how much we got accomplished already.

Less than half a month ago this space was empty and looked like nothing.

Things have been moving at a fast pace for sure!

Quality control was top notch with the designer and general contractor
on site. Any questions were answered and problems were solved just about instantly.

Hpm is 30 seconds down the street along with any other supply store we need.

Things have been lining up like this was meant to be!

I was walking through the place today, starting to get a good feel for what is going to be like.

This is the most exciting experience I have ever had!

We got our electrical permit and now we are waiting for the framing permit.

I'm very happy to report all the framing is done!


I'm going to get you guys one more picture showing the bathroom and machine room.

Framing permit should be here tomorrow, then we can insulate
and start putting up the drywall next week.

300 sheets of drywall going up soon!
