Spice House Sound - a Philly Storyk Build

Preliminary repairs are going to begin this week so i figured I'd start this thread before we got underway.

This is about a 1900 sq ft foot garage with a 16ft to 24ft mansard roof - The future location of Spice House Sound



Now here's a story: during negations of our purchase the owner's devoutly catholic mother passed away. a few days later, he pulls his car into the garage, gets out, closes the door, and BAM! 5 tons of brick come crashing down through the roof and total his car, missing him by inches. When he looked up this is what he saw:





"What are you tryin to tell me ma!"


...So our first project will be taking down that wall to ensure nothing else falls, and fixing that roof up.

While that's being fixed I'm working with Walter Storyk Design Group on getting a full plan for the studio design + acoustics. Special thanks to SIGMA for his help during this process

I'll be posting more pictures and developments along with some back story about this long process, including the dreaded zoning process.

It's a great space...good place for a skylight LOLZ

high ceilings .. sounded nice raw

can't wait to hear a drum kit in the finished room

Love high ceilings in the studio!

This will be a great space. You mentioned zoning difficulties. I handle zoning variances all the time at work. I'm not a lawyer, I work for a architecture and planning firm.

If you would like a third party to contribute or review please PM me.

I like the thought of helping anyone open a studio in a cool space like that

Thank you for your offer! Thankfully the zoning process is done with, I should have posted up during that process - I'm sure your help would have been, well, a help!


zoning: here's a brief overview for anyone looking to do something similar we had to.

IMPORTANT: hire a zoning lawyer who knows everyone involved in the process

1. file for 'usage variance' (we didn't have to change zoning - that's much harder)
2. receive rejection letter
3. appeal to local zoning board (15 people) with a presentation
4. after they meet in private, they gave approval and assigned a zoning official to us to help us craft our presentation for the big meeting
5. the hard part - give a presentation to the neighborhood (approx 100 people), then they vote. We won with 90% in our favor! huge success
6. Go to the city zoning meeting (which is exactly like judge judy) and let them review the community vote and place restrictions or deny you based on their vote. We had community support so we got no restrictions
7. go to city hall and receive usage variance

This whole process took about 4-5 months.

In each meeting we essentially had to convince everyone of 3 things
1. Parking - we will use very little
2. Noise - you won't hear us
3. the looks - we want to keep the building the same on the outside

This process is a PITA but if you have a solid lawyer and have some oratory skills you can succeed.

I'm a bit surprised to see a lack of bass management allocation for the CR. I meaan, I'm sure it's gonna sound great... just surprised is all.

You should be surprised! The majority of treatment is either not depicted or hidden. There are about 10-15 different view 'layers' and we aren't even halfway done! It's crazy how much detail goes into this

We are getting ready to pour the isolated slabs... After demolishing the existing floor and taking out about 18inches of dirt, now we are putting down the pipes to drain from the roof
