looking for (not too expensive) studio/reherasal house in southern italy or similar

Hello to you all!
i don´t know if this exists, but this is what i´m looking for:

a house /studio/ rehearsal rooms in a nice spot i.e. southern italy
(if possible reachable by car from southern germany in 6-10h, could also be croatia, southern france etc.)

what it must have:
-a least one big (minimum 40 qm) living room/live room
-at least 2 smaller rooms (minimum 15 qm) for recording/control room
-accomodation possible for at least 6 people in the house or very near
-soundproof or (better) alone (no problems with the sound of a drumset+
complete band)
-located in a really nice spot if possible near the sea

what it should have:
-line of sight connection between the rooms
-good acoustics
-more rooms

what i does not have to have:
any recoding equipment
we would/could bring everything with us anyways
a pool (we plan ca. november--not too nice wheather anyways)
a high price (budget is decent but definitvely limited)
it does NOT have to be fancy or brandnew
we like some rust/patina

we are thinking about a single house with some character
or possibly a studio like houseofaudio in Germany but in italy
(good rooms for a reasonable price)

if it works well other projects could come also...

One of my best friend opened a brand new recording studio a few months ago. Huge tracking room, two iso booths, additional smaller tracking room, large control room, plenty of good stuff around (UA, Vintech, ADL, Aurora 16 etc...).

It's not near the sea but it is quite close to Lake Iseo and Lake Garda (nice places to hang around). I'm sure the rates will be very affordable and some accomodation can be found quite easily.

Hello, if you're interested, I'm opening a recording studio in Reggio Calabria, the tip of the Italian boot! will have a room of 30m ², for musicians, with recirculated air and air-conditioning, internet and bathroom.
The control-room is 20m ², air-conditioned and with internet.
Has an entrance that will be used as a relaxation area with tea and coffee machine (espresso!) And refrigerator.
Everything will be acoustically treated, and you can play until late hour. The study is in the city center and 150m from the beautiful scenery of the "Straits of Messina (Mediterranean Sea). Can I get you a small apartment available for stay at discount prices!
