The electrical is all in, the ac is all installed, the fire sprinklers are all in, and various alarms are being installed.

We should be almost done with drywalling, but the City of Glendale are being obstructive in that they are not just going "by the book," and strictly enforcing every conceivable and every possible facet of the codes, they are going far BEYOND "by-the-book" and requiring safety equipment that far, far exceeds any practiced or written codes.

strobe lights and sirens in storage closets. 5 emergency lights in the small lobby, etc...

So I am writing checks to all the subcontractors, who now have to re-do all the plans, and install 4 times as much equipment as planned. Plus, the added 3 weeks of re-submittals and installations.

And some of the actual, on-site inspectors are obstructing us by having us re-draw and re-submit plans for entire systems when small changes are made during the course of construction. e.g. we had to use a flat duct instead of a round duct (shown on the plan) on a short section above the CR due to less headroom than planned. So, the entire AC system plan had to be re-drawn and resubmitted to reflect this. To the tune of $2,400 and 1 week delay.

You need to take a day and just go bitch out a city councilman until he is tired of it. That is just ridiculous, don't they have someone better to pick on? All you are doing is creating jobs and they are just bitching you out. No cool man,

All those inspections and regulations sound like a nightmare.

When i built my place i didn't have a single visit from anybody and i didn't need to submit my plans to anyone, but i was only building 1 floating room inside an existing structure.

I hope you can now move forward with good speed and a minimum of fuss!

The drywalling is 99% completed!

We depleted the supply of Green Glue in SoCal, which held us up a couple of days...

Over 2,200 sheets of drywall! X2 2 tubes of Green Glue for each, at $10-$15 per tube....

on closer inspection of this picture i am concerned that the endless re-submitting of plans to the city for their approval is having a negative impact on the overall 'quality' of the Bridge Studio

Big room, 1,850 sq ft: Acoustic details finally going in:



CR, 750 sq ft.: Troughs in (Credenza trough covered in pic, Soffit in, Bass trap framed.



Lobby:



Everything else is pretty much ready for finishing. Ready for: paint, used brick, carpet, flooring, doors, lights, etc...

nice studio. this is the first time i seen this thread. its come a long way. looks good to me but i know shit about construction. im interested in seeing the finished product - think itll be done by december?
