Bigger or smaller studio?

Hi

Help me figure this out!

I’m planning to start making a nice, new, shiny business out of my little dusty, beginner’s studio, so I stumbled at this first step…

How BIG , the studio should be??

I found two potential buildings:
1st is about 250 sqm, aprox. 8 meters height, in a pretty noisy location
2nd is about 200-230 sqm, aprox. 5 meters height, floor 1, quiet location.

My problem is that I don’t know how I should distribute the space in order to be able to record bands, orchestra, and choirs, have a nice relaxation space… and what else??
I want to be able to cover as much as possible of the whole studio areas

The first question that springs to mind is why the quiet location is quiet, and why the noisy one is noisey? If it's noisey because it's a more industrial area, then you have less worry about ay sound coming out of your place. This may save you money in lisolation costs. If teh quiet area is heavily residential, you may be looking at having to make the place really isolated.

I'd be inclined to go for the larger space, all other condierations aside. There's never enough room, and always things one didn't consider needing space for.

Hi

The noisy location is near an auto service station, a truck loading facility, some offices and a small "client space bar". My concern is more of the sound and vibrations coming in the studio from trucks loading stuff and getting their engines repaired!

The quiet location is above a textile factory and near a deposit. Here it should be viceversa. Not leaking sounds from the studio, so I don't drive nuts the poor workers

Since I want to fit and record an orchestra, I thought it'd be better to go for the first one, (the room is higher). And allready has a "client space bar"

..any ideea about room sizes?
How can I divide 250 sqm into a nice studio??

When dealing with sound coming in, you only need to reduce it to around where your noise floor will be anyway. When dealing with sound leaking out, you have to reduce it to the point where the surrounding folks won't bitch.

Before getting into how to subdivide, I'd want to see a floor plan, and some other drawings.
