Planning my new studio

I run a mobile studio, but in a couple of years I'd like to start my own place.
I like the challenge of recording in different environments, but sometimes it's frustrating when acoustics are bad and I know how much better the result could have been if the acoustics were (more than) decent.
I'm still looking for a nice spot; it can be anywhere in Europe but I will probably end up in France.

At the moment I can record 8 tracks at once (Fostex D824).
For mixing I have 16 tracks going into my Midas Venice and use the outboard gear listed below.
I use a PC with Cubase as a multi-track, for editing and a few UAD plug-ins.
In the studio I have in mind, I want to be able to record 16 tracks at once so I can record standard formations live.

Most of my money will go in the building itself and there will not be enough left to buy hi-end tracking and mixing gear. That's why I want to start as a tracking studio and add mixing later.
(Of course I will be mixing for artists lacking the budget to do it elsewhere, but at the moment I can't afford a bigger console with recall etc. I prefer having limited possibilities over lesser quality)

My question is: Do I miss something major?

It's difficult to give a budget as I still have to find the place, but I don't expect it to be more than 15 - 20k.

This is what I want to add:
Monitor speakers (I still have to do research on this and go listen and compare)

New PC or other recording system with a 16 track converter.

Royer SF12 (for overheads and other stereo duties)
An allround vocal mic (maybe an U87 or a brauner VM1)
Do I really need one or two R121's for guitars?

API 4312+MB ( that will give me 10 channels of hi-end pre's. I'm also looking at some DIY pre's. But I like the MB option: combining toms to stereo track, or two snare mics to one track)

Purple Audio MC77 (even though I said I go for tracking now and mixing later, I think a 1176 compressor is a should have: smashing a room mic, tracking bass or voc)

Hi
I don't want to pour cold water on your dream but I think you are putting the cart before the horse so to speak.
You have to identify your 'customers', ones that will actually pay a decent rate and 'follow' them.
To have a fabulous studio in a super village miles (kM) from anywhere may be nice to live, but will you get clients?

Keep reading here, everything you want to know about has been discussed. I'm surprised my search button still works, for the amount of times I've used it. There is such an abundance of information on this site. Just read, and you'll figure out what's hip and cool and the things you'll want. Then if you get them and don't like them then send em back. Read some more and try again. One thing I can offer though, make sure you have a good room. Recording and listening/mixing/whatever. That's a huge thing that I would dump your 15k-20k into. Then sell some of those TC Electronic things and get a good pair of monitors. My opinion...

My first priority is the control room, acoustics and monitors included.
If I can't hear what I'm doing then I might as well not do it...

What I would like to know: Is the description I gave above reasonable and workable, or do I miss something hugely important?
