Weird Hum Problem

I have an LTD-1 with a third party power supply.

The place i'm recording at is a really old building,
and there is a low pitched hum emitting from the LTD when it's turned on.
This hum is there even with the gain and input trim on 0.

The hum gets worse when I turn on nearby appliances (heater, oven, etc).

I just tested out the LTD at two different buildings and there was no hum.

So i'm thinking the problem is with the actual power at the building we're recording at. My mike-e channel strip doesn't have any hum however so that makes things even more weird.

Iv'e been doing quite a bit of searching and to no avail, hence the new post.

Any help would be awesome, we need to start recording asap!

Power conditioner or surge protector? Do I need a Power Conditioner?
