hello everybody first time post.... so i have the unusual opportunity to build myself a small studio from the ground up. Two words. Double walls. Room inside a room. Also, it looks like you're pretty close to your property line. Have you checked with the city/county. If you're in LA county, get ready for one of the most brutal buildouts you can imagine. The county has gotten hardcore in the last couple of years. I'd suggest angling your walls from floor to ceiling instead of how you have them. The shape of the room as you have it drawn weirds me out. Think symetry for a CRM, but with angles. Good luck and allow for 50%+ cost over-runs over your best estimate.
