singer/songwriter studio in nyc

alright guys, here's the deal. I have a project studio here in lower manhattan that I'm about to open up to the cabaret and singer/songwriter communities. I've got a very small (3.5'x3.5') iso booth and the following mics preamps:

great river mono preamp
apogee ensemble
sm57, sm58, sm7b
peluso r14

i'm trying to keep outboard gear to a minimum for lack of space, and I'm looking for one LDC to fill out my collection I need to record mostly male/female vox and accoustic guitar. I'm looking for an LDC that will be great on all of these applications. I've read every thread on gearslutz about all of these mics but any last minute opinions would be great. i'm trying to decide between:

peluso p12/mojave 200/gefell umt71s

keep in mind that I don't have any tube mics or tube preamps, so i'm thinking maybe I should go with the p12 or mojave 200 as they are tube mics. has anyone compared these 2 mics? thanks for your opinions guys.
