Studio design and construction in southern california

Hey, I'm going to be building a control, a tracking room, and a couple of iso booths very soon. I need help though on who I should get to design and construct my new facility. Budget is around $50,000 for the whole deal. I don't know what is possible but I'm sure I can make it happen. The building im getting is going to be around 1500 sq. feet. I know that $50G's is not that much when it comes to profressional design, which is why I'm asking you guys how I can make this happen. Thanks

1500 sq. feet. for 50K ............ to do it right it will cost from 100k + ........ I did a small room 600sq. feet for mixing and it was 80K ............. does someone have a $per square foot price ?

If you're around L.A. and on a budget, I've got a guy that can do a fantastic job for you. He's done a lot of studio's, including mine.

My friend Ken Goerres could do something really nice for $50,000 I bet. I was going to call him today anyway. I'll ask if he's interested.

He builds great speakers and cables too.

Slightly OT but how about an experienced (studio) contractor(s) that can bid on a set of great drawings. In the final stages of having them and would like some comparative bids. In Los Angeles as well.

Are you working from a shell (empty building)? $33/s.f. seems awfully low. If so, I think $100+ a foot is probably more realistic for a no frills buildout without premium trim. I went through this budgetary process with a well-known studio designer/architect and even when you eliminated all the eye candy, it's still expensive as hell to do the degree of isolation required in a pro recording facility. But I suppose if you built the acoustical treatments (traps, absorbers) yourself and did much of the labor you could squeeze out a workable facility for $50K. Does that include HVAC and electrical or are those "good to go"?

Well I got an electrical guy who can do the work I need at a good price. The building I am working will most likely be an empty shell. The ones I have looked at so far are anyways...

What is the average price per sq. foot to build a control room the right way from a shell all the way to the finished room AC etc .

Where?

I'm in So Cal and just did an addition to my place last year. Its not "sound proofed" by any stretch of the imagination. It is quieter than your average house and its a decent-sized space. It cost about $160 per sq. ft...its about 500 sq. ft.

It has:

- 2" x 6" framing
- double layer sheet rock
- split A/C
- double pane windows
- half bath
- its own sub panel

(pointing out what the expensive things are in terms of material and / or manpower)

permits were around $2k I think

took the contractor approximately 3 months from start to finish.

My Dad and I did all the finish work...moulding, floor, paint, final electrical, etc.

The guys I consulted that do "acoustic design" quoted me twice what I paid for this room. I don't plan on living in this house forever, therefore adding some space that would be useful as a "granny suite" or somesuch was more important than the best acoustic environment.

Just one man's experience.

I had two guys do my mixroom according to Steven Kleins room treatment design. They are amazing and will be much cheaper then most other guys, my digi cam just broke but I will post pics soon. My studio looks and sounds amazing, email me,

Yeah, right. It would probably cost me at least $50K to get plans from them with no materials or construction costs. Nice studios though.

Anyhow, I spoke with FM Designs. I guess the plans I want would cost $20K and construction is about $150-$200K. Actually, that's not to bad for a pretty sick ass pro-ject room with a not small tracking room, I'm talking 15-20Ft ceilings with about 500-600 sq feet just for the main live room, I would get super good sounds. For a room like that I would expect to pay a lot more. I'm happily suprised that having such a room is possible, it could just happen... But I don't think I deserve that yet. haha. We'll see...
