loft with no back wall

I'm looking for a new apartment to live and I found this nice one that has a small loft that seems perfect to setup my little home studio (11x8).

My concern though is that it only has one of the main walls (the other is open like a balcony)

is this a big problem in terms of acoustics? it actually may be a good thing because it avoids back wall reflections but I'm not sure. There's probably other factors to consider.

Ah, another thing, I got a 2x1 system based on genelec 8020s + 7050B.

will the subwoofer suffer in these conditions? have in mind that the living room downstairs is quite big compared with the size of the loft so I'm afraid teh bass will get lost in the big room.

But I can change for a pair of 8" monitors if this is a problem.
